The Wrotham Heath 200 space lorry park approval on appeal, presents starkly different circumstances and test standards to the Court Wood 600 space proposal in the Kent Downs National Landscape, put forward by GSE .

1. The Wrotham site is OUTSIDE the protected Kent Downs National Landscape

2. The land is designated as grey belt, not green belt, or AONB land

3. The land already has a number of infrastructure buildings close by

4. The proposal did not have to meet the "Exceptional Circumstances " test contained in the NPPF para 177 due to being outside the AONB

5. The site already had existing commercial activity and a golf course and a quarry

6. The site is sandwiched between two major motorways , M26/M20

NONE of the above factors are the same as the Court wood 70 acre HGV lorry park proposal in Dover

1. The Court Wood proposed site is wholly within the protected Kent Downs National Landscape (AONB), where no HGV lorry park has ever been approved or granted in England (i.e. none on AONB land)

2. The Court wood proposed site is 3 times the size of the Wrotham Water Farm Site

3. The Court wood proposed site would have to pass the NPPF para 177 "Exceptional Circumstances Test". Which would mean the developers would have to prove there was no other suitable alternative sites anywhere in the region that could possibly meet need, except this site, in a protected AONB landscape

4. The proposed site has the highest level of protection from large scale infrastructure development such as this proposal , by virtue of being wholly and inclusively sited within the Kent Downs National Landscape (AONB) and is protected by legislation contained in the NPPF, the CROW 2000 and the Levelling Up and Regeneration Act 2023

5. The proposed site has no current or previous commercial activity, having been used as productive farmland for food production for decades

6. The proposed site is not beside or between any motorway , but an A road (A20)

7. The proposed site is 450 meters from the soon to be confirmed (summer 2026) UNESCO International geological park on the protected Dover White Cliffs Heritage Coast

8. The proposed site would have to meet the "public interest test" by virtue of being in the designated AONB

The Court wood HGV lorry park proposal is a commercial venture, designed for profit, not endorsed or supported by Central Govt, that is unable to prove in accordance with the current legislation and planning laws that it can be in the public interest, will not adversely harm the protected AONB landscape, can meet need at this site, and this site alone, and contrary to current planning guidance and legislation will not be able to preserve, enhance or conserve the natural beauty and characteristics of the Kent Downs Landscape.
